Some parts of Primary Market are still very tight

By Trish Round

Realtor.com reported that U.S. active inventory was up 8.0% year over year for the week ending October 24, 2026. That sounds like more breathing room for buyers everywhere. It is not the whole story here.

The Real Estate Data Aggregator counted homes across this market for the three months ending August 31, 2026. Some areas are still very short on supply. Where you live shapes everything: your timing, your price, your competition.

Months of supply by area

A balanced market sits around 5 or 6 months of supply. Every area below is well under that. But they are not all the same.

Ada and Jenison are the tightest. The Real Estate Data Aggregator counted just 1 month of supply in each. That is down 0.6 months year over year in Ada, and down 0.1 months in Jenison.

Grand Haven is the loosest at 2.2 months, according to the Real Estate Data Aggregator. That is still a seller's market by any normal measure, but it reads differently from Ada or Jenison.

How fast homes are moving

Supply numbers tell part of the story. Days on market tell the rest.

Ada's median was 6 days. That is 3 days shorter than the same period in 2025, per the Real Estate Data Aggregator. West Olive sat at 37 days, which is a different pace entirely.

Ada's median sale price was $691,500, down 4.6% from a year before. Jenison's was $392,250, up 5.3%. Same supply level, different price direction. That matters when you pick your number.

In Jenison, 47.6% of homes sold above list price, per the Real Estate Data Aggregator. In Ada, that share was 34.1%, down 13.6 points year over year. Buyers in Ada are a little less likely to pile on than they were last year.

The broader picture

The Real Estate Data Aggregator counted 1,328 homes sold across this market for the three months ending August 31, 2026. That is up 7.4% from the same period in 2025. Pending sales came in at 1,379, up 9.2%.

New listings across the market totaled 1,451, up 6.1% year over year. More sellers are coming in. But buyers are keeping pace, which is why supply stays low.

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is real pressure on monthly payments. It has not stopped buyers here, but it does shape what they can offer.

In short
  1. Nationally, inventory is growing.
  2. Locally, it depends on your street.
  3. Ada and Jenison are at 1 month of supply each.
  4. Rockford and Grand Haven have a little more room.
  5. The three months ending August 31, 2026 showed a market that is still moving fast in most places, but not moving the same way everywhere.

One ZIP code can read very differently from the next. And one street inside a ZIP can read differently from the whole area. If you want to know what the numbers say about your specific address, just reach out.
